The Title Check feature focuses on five critical areas to streamline and elevate your due diligence process by quickly displaying if your subject property is possibly impacted by any of the five common encumbrances:
- Registered Mortgages: Instantly determine if the subject property has a registered mortgage.
- Liens: Uncover any liens that may affect the subject property.
- NOSIs (Notice of Security Interest): Discover important details, such as hot water tank rentals.
- Condo Declarations (if applicable): Dive into condo declaration information when dealing with condominiums.
- Condo Plans (if applicable): Access insights into condo plans, empowering you to make well-informed decisions.
Why Title Check is Essential
Encumbrances flagged by the Title Check tool signal the need for further due diligence. While Title Check offers a snapshot, a deeper dive into a Parcel Register** and associated registered documents provides comprehensive insights into these encumbrances. How to Get Started with Title Check
Getting started is easy. Follow the simple steps outlined below, or dive into our video tutorial on how to navigate the Title Check feature:
- Login to the GeoWarehouse platform and use the search bar to find your subject property.
- When in the Property Details Report, scroll down to access the new Title Check icon under ‘Reports available for purchase”.
- Review the findings of the Title Check Feature and click ‘View Details’ and continue to checkout.
