The GeoWarehouse Store is your one-stop-shop for online real estate tools.

As we settle into 2020, it’s a new year and a new decade. If you’re still accessing these items offline there is a much faster, more accessible way.

Parcel Registers*, Instrument Images*, Surveys & Plans, Condo Status Certificates, MPAC Reports, and more can all be accessed online, when you need it through the GeoWarehouse Store.

Here are some of the online real estate tools available and how you can use them:

Parcel Register*

A Parcel Register* contains critical information about a property’s ownership history. Inside, you can discover:

  • The legal homeowners on title.
  • The legal description of the property.
  • The type of ownership.
  • The Property Identification Number (PIN).
  • Registration (Instrument) numbers for registered items.
  • Details of any encumbrances, title registrations, undisclosed or undischarged mortgages, and so on.
  • And more.

This is an excellent due diligence tool for many types of real estate professionals https://www2.geowarehouse.ca/real-estate-due-diligence-spotlight-parcel-register/.

Instrument Image*

If you’ve obtained a Parcel Register*, you might have noticed an Instrument Number for a mortgage transfer, lien, or other encumbrance and want to learn more. This is where an Instrument Image* comes in.

An Instrument Image* is an image of a registered document within the Land Registration System of Ontario. In the GeoWarehouse Store, you can access these images to view bylaws, notices, mortgage documents, transfer documents, liens, and more.

You don’t want to miss something critical only for it to crop up near closing. Instrument Images* help you exercise better due diligence early in the process.

Surveys and Plans

Accessing surveys and plan online is not only a huge time-saver, but also a big money saver. If a survey has to be ordered, it can take a couple of weeks for it to come through and can cost hundreds of dollars.

If a survey is available for a property, you can find it in the GeoWarehouse Store. This is useful to acquire dimensions of a property boundary or see structural elements of the land.

You can also access reference plans, subdivision plans, and condominium plans in the Store.

Condo Status Certificate

In the past, if you needed a condo status certificate you had to make a request to the condo corporation and then wait for up to 10 days to receive the document.

Now, however, that has changed. You can access condo status certificates online through the GeoWarehouse Store.

Status certificates can be ordered and fulfilled online from participating property management companies. This can save you substantial time — not to mention reduce the need for a fax machine.

MPAC Assessment Reports

MPAC, the Municipal Property Assessment Corporation, assesses each property, which municipalities use to determine property taxes. Even if you’re not determining taxes, MPAC reports can still reveal a lot of information, including:

  • The year the property was built.
  • Zoning
  • Heating type.
  • Square footage.
  • The number of rooms and utilities.
  • And more.

By accessing an MPAC report online, you can greatly increase your efficiency when evaluating a property. Validate specific data for both residential and commercial properties easily. This tool is often used real estate agents, appraisers, developers, planners, surveyors, and more.

And it’s available in the GeoWarehouse Store!

For all of the above, if it is available for a property, you can access these tools online through the GeoWarehouse Store.

When performing property searches, watch out for icons that indicate report availability.

These simple solutions bear negligible costs but will help you find huge time and financial savings.
