The GeoWarehouse Title Check feature is designed to help you identify potential red flags before they impact a real estate transaction and expedite the process of completing your due diligence.  

What Is Title Check?  

Title Check focuses on five critical areas to streamline and elevate your due diligence process by quickly displaying if any of the five typical encumbrances that could impact your subject property exist on the title:  

Here’s what it looks for: 

  • Registered Mortgages: Examines if the property has one or more active mortgages on title. 
  • Liens: Instantly checks for financial claims or debts that could be tied to the property. 
  • NOSIs (Notices of Security Interest): Examines any existing NOSIs still registered against titles. 
  • Condo Declarations (if applicable): Dive into condo declaration information when dealing with condominiums.  
  • Condo Plans (if applicable): Identify structural or legal condo layout information that may affect buyer decisions.

While the Title Check tool offer a snapshot of those potential problems, a deeper dive into a Parcel Register* and associated registered documents provides comprehensive insights into these encumbrances.  It’s also important to note that a Parcel Register might uncover instruments beyond the five critical areas included in the Title Check feature. 

 

How to Use the GeoWarehouse Title Check Tool 

Getting started is easy. Follow the simple steps outlined below, or dive into our video tutorial on how to navigate the Title Check feature:  

  1. Log in to the GeoWarehouse platform. Whether that be through the website or through your real estate board system.
  2. Search for your subject property to bring up the relevant property details.
  3. In the Property Report section, scroll to where you find “more information on Title review “& click on the link which is an indicator that one of any of the 5 most common encumbrances exists against the property title.  
  4. Click ‘View Details, review findings, and explore the purchase of a Parcel Register or additional documents if the encumbrances listed require more investigation.
