Parcel Register*

A record containing property description and list of  instruments registered against the property within the Land Registration System of Ontario1 as of the date of search. A real time up to date report for a property. The provincial ownership record. Exercise due diligence by
identifying registered encumbrances and acquire an instrument number.

  • HOW TO BUY Search for an active Subject Property and select Parcel Register.

Instrument Image*

Image of a registered document within the Land Registration System of  Ontario. Instruments may include liens, mortgages, transfers, and
condominium declarations among others. An Instrument Number is required to purchase an Instrument Image.

  • HOW TO BUY Search for an Instrument Number and select Purchase Instrument. The purchase of a Parcel Register may be required to obtain the Instrument Number.

Plan Image*

Image of a Plan registered or deposited within the Land Registration System of Ontario. The Property Survey will not typically be one of the Plans registered or deposited on a property, however Reference Plans and Plans of Subdivision can be sourced. Quickly view graphical representation to assist with identifying property boundaries and their location.

  • HOW TO BUY Search for a Plan Number or search for a Subject Property and select Plan List by PIN to search for registered Plans associated with the property.

Property Survey Image

Image of the Survey Plan portion of a Surveyor’s Real Property Report, Building Location Survey or other undeposited Plan provided by third-party surveying firms. Easily acquire dimensions of property boundary and structural elements of the land.

  • HOW TO BUY Visit the Property Details for a Subject Property to be notified if a property survey is available for the property. Select Property Survey to view the available third-party surveys. FEE Variable.

MPAC Assessment Reports

Access and purchase MPAC assessment reports by searching for the property of interest.

Level 1 Residential Detailed Report *3

Property Address, Legal Description, Municipality, Current Value Assessment (CVA), Property Type, Site Area and Unit of Measure, Year Built, Zoning, Last Valid (open-market) Sale Date, Last Valid Sale Amount, Heating Type, Air Conditioning, Basement Total Area, Basement Finished Area, Garage Type and Garage Spaces. FEE $6.

Level 2 Residential Detailed Report *3

AVM Basic Residential Report *3

Property Address, Automated Valuation Model (AVM) “Real-Time” Estimate of Market Value, AVM Valuation Date. FEE $24.

AVM Enhanced Residential Report *3

Property Address, Automated Valuation Model (AVM) “Real-Time” Estimate of Market Value, AVM Valuation Date, AVM Upper Confidence Limit, AVM Lower Confidence Limit, AVM Confidence Rating, Year Built, Frontage, Depth, Site Area, Property Type and Description, Total Area Total Basement Area, Number of Bedrooms, Number of Bathrooms. FEE $27.

AVM Comparable Report *3

Provides an Automated Valuation Model (AVM) “Real-Time” Market Value Estimate on Subject and detailed information on up to three recently sold Comparable Properties in the Subject neighbourhood. A report generates where sufficient properties with similar attributes having recent sales (up to 12 months). Report may produce minimum of one to three comparables.

  • ELEMENTS Subject: AVM, Valuation Date, Upper and Lower AVM Value Range.
  • Comparable: Sale Date and Price. Subject and Comparable: Roll Number, Address, Municipality, Postal Code, Province, Property Style, Year Built, Total Floor Area, Number of Bedrooms, Number of Full and Half Baths, Basement Finished Area, Frontage, Depth, Site Area and Unit of Measure. FEE 40.

Industrial Detailed Report

Property Address, Roll Number, Municipality, Current Value Assessment (CVA), Property Type, Legal Description, Last Valid (open-market) Sale Date, Last Valid Sale Amount, Year Built, Floor Level, Interior Finish, Building Area, Building Height, Additional Area, Site Area and Unit of Measure, Zoning, Effective Land Size and Unit of Measure, Base Year, Corporate Name and Corporate Mailing Address. FEE 14.

Commercial Detailed Report
Property Address, Roll Number, Property Description, Current Value Assessment (CVA), Legal Description, Zoning, Site Area and Area Unit of Measure, Last Valid (open-market) Sale Date, Last Valid Sale Amount, Corporate Name, Corporate Mailing Address. Office Building: Year Built, Municipality, Number of Storeys, Single Tenant Floor Area, Multiple Tenant Floor Area. Retail Property: Year Built, Municipality, Ground Floor Area, Gross Lease Area. FEE $14.

REB Report

Property Address, Roll Number, Legal Description, Municipality, Property Code and Description, Current Value Assessment (CVA), Frontage, Depth, Site Area and Site Area Unit of Measure, Last Valid (open market) Sale Date, Last Valid Sale Amount. FEE $5.
Corporate Name & Address Report Property Address, Corporate Name and Corporate Mailing Address. FEE $2.50

Residential Floor Area Report

Property Address, Roll Number, Property Code and Description, Total Floor Area (above grade) of Residential Structures. FEE $5.

Four-Year Phase In Report

Property Address, Municipality, Assessed Value on January 1, 2005, Assessed Value on January 1, 2008, Phased-In Assessment for 2009, 2010, 2011 and 2012 Taxation Years. Under the Assessment Act a number of changes have been made to the property assessment system, which take effect for the 2009 property tax year. These changes include the introduction of a four-year assessment update cycle and a phase-in of assessment increases. ** Assuming property characteristics stay the same, Phased-In Assessment reflects the phasedin portion of the

Assessed Value (January 1, 2008 Valuation Date) that will be returned to the municipality local taxing authority on the Assessment Roll for the respective taxation year. FEE $18.
